NC Home Insurance:
NC Home insurance policies (HO3) provide coverage for your primary or secondary residence. Coverage’s include:
- Personal belongings – There are limits on certain Items.
- Other Structures on your property – Structures not attached to your dwelling.
- loss of use coverage – Coverage for hotels, rents food etc, above normal everyday expenses, if you cannot live in your home while repairs are being made.
- personal liability coverage
- medical payments to others
- Some policies also provide additional add on coverage’s for additional premium.
Generally, HO3 policies are only available for your primary, secondary or seasonal residence. A standard (HO3) homeowners policy provides coverage for all perils on the dwelling (Unless excluded). HO4 policies are available for people who rent. HO6 policies are available for Condo owners.
Wind & Hail Deductibles:
In coastal areas of North Carolina (East of Interstate 95), it is common to have a separate 1%, 2% or even a 5% wind and hail deductible included on your home’s insurance policy. This is deductible applies only to damage caused by wind or hail perils. The deductible is a percentage of your dwelling amount (Example: 2% of $100,000 (Dwelling amount) would make your wind and hail deductible $2,000.00 per loss). Some policies exclude wind and hail coverage completely. In this case we would place your wind and hail coverage with the North Carolina Joint Underwriters Association (The State Pool).
Replacement Cost:
NC Home insurance (HO3) policies typically provide replacement cost coverage for your home, other structures on your property and personal belongings. Your home must be insured for at least 80% of the replacement cost (at the time of loss) in order to get full replacement cost for a covered loss. The replacement coverage is only to the policy limits unless you have purchased the additional amounts of insurance coverage rider available on most policies. HO2 policies do not provide replacement cost coverage. HO8 policies provide functional replacement cost for covered losses.
Dwelling Fire Policies:
Dwelling policies (DP1, DP2 and DP3) are typically used for structures not occupied by the homeowner. These include Rental, Vacant and Mobile Homes. Dwelling policies typically do not provide coverage for theft, liability, medical payments or loss of use. Please give us a call for a complete listing of coverage’s available.
